When A dies, his 50% interest in the real property will go to his estate, which will be distributed to his heirs or beneficiaries, as the case may be. In this case, the presumption is tenancy in common, with each owning 50%. The deed is silent as to the type of ownership. If A dies, the entire real property will be owned by B.Ī and B, friends and real estate partners, purchase real property together as an investment. How do the spouses own the property if the deed is silent? In this case, the spouses hold the property as tenancy by the entirety, unless the deed says otherwise. ExamplesĪ and B, spouses, purchase real property together. This presumption, however, can be rebutted with contradictory evidence. If the co-owners are spouses, the presumption is that the ownership is tenancy by the entirety. When there are two names on the deed, one person dies, and there is no description of how the property is owned, the presumption is that it is owned as tenants-in-common if the co-owners are not spouses. What if the Deed Doesn’t State the Type of Ownership? In New York, joint tenants and joint tenants with rights of survivorship are used interchangeably and mean the same thing. For example, it will be A and B, as joint tenants, or A and B as tenants-in-common, or A and B as joint tenants with rights of survivorship, or A and B as tenants by the entirety. If we’re lucky, the deed will already state the type of ownership among the co-owners. In determining who will be the owner of the property when two names are on the deed and one person dies, the lawyer will first check the language of the deed. The same rule of survivorship governs tenancy by the entirety, although tenancy by the entirety only applies to spouses who purchase real property together. In a joint tenancy with rights of survivorship, the death of one person in the deed results in the transfer of the entire interest on the real property to the remaining survivor. In a tenancy in common, the death of one owner in the deed transfers his interest to his estate and not to the other surviving co-owner. A tenant in a lease agreement is the lessee, a renter who does not own the property, while a tenant in a real estate ownership is a co-owner. The word “tenants” in real estate co-ownership should not be confused with “tenant” in a lease since they are different concepts. If the deed is silent as to the kind of ownership, the presumption is that the co-owners own it under tenancy in common. There are generally three types of joint ownership in New York: joint tenancy with rights of survivorship, tenancy in common, and tenancy by the entirety. When two names are on a deed and one person dies, the first thing a lawyer would scrutinize is the language of the deed. This is a very detailed technical article so feel free to bookmark and share. What is a phaser?, What does it do? I get into the details of how the 5.4L's variable cam timing system works. Many are confused about the rattling sounds they hear on light acceleration and many people have been told it is the phasers. But at higher engine speeds these conditions are minimized due to the slight lag time it takes to get the intake charge moving into the cylinder. The Ford 5.4L Triton 3 valve engine is a wonderful masterpiece that many hate and do not understand. It also causes the loss of low rpm power and economy that larger cams experience. This is why a longer-duration camshaft produces power higher in the rpm range. Higher engine speed causes greater exhaust-gas velocity, which relates to greater momentum of the exiting exhaust gases. This effect on performance is directly linked to engine rpm. Smaller amounts of overlap produce a smoother idle, and a slight benefit in top end horsepower. Too little overlap causes the lack of complete expulsion of the exhaust gases, and less intake charge filling the cylinder. More is not always better, as too large of a lobe center angle can result in too little overlap to make good power. The intake valve on the other hand, opens before top dead center, and uses the momentum of the exiting exhaust gas to start pulling the intake charge into the cylinder. This helps keep the momentum of the exiting exhaust gases to maximize the amount of exhaust gas pulled out (scavenged) from the cylinder. When an engine is running, the exhaust valve needs to stay open slightly after the piston passes top dead center. Increasing lift duration and/or decreasing lobe separation increases overlap. This "overlap" occurs at the end of the exhaust stroke and at the beginning of the intake stroke. This is also known as Lobe Center Angle, and is the crankshaft degrees that are measured when the intake and exhaust valves are both open. Just to give you an example of cam timing theory, a cam with 107 degrees of intake-lobe centerline will actually be centered at 103 degrees ATDC when the camshaft is installed four degrees advanced. We know that advancing or retarding the camshaft's timing moves the engine's torque band on the rpm scale by moving the valve events farther ahead or behind the movement of the piston, but how much, and in what direction? As car guys, we all like to think that we are expert engine builders and tuners, and a lot of enthusiasts will experiment with advancing or retarding a camshaft from "straight up" (zero) and see what timing position works best for their application. We wanted to know-and verify-what really happens when we install a camshaft at "zero" (straight up), and then simply advance it four degrees. You could spend hours on the computer reading and learning about how a camshaft works, and what the terms like lift, duration, and valve events are, but we wanted do a simple test in regards to camshaft timing. What this means is that we want to keep the intake valve open as long as possible, but as you can figure out, keeping it open too long has a detrimental effect on power. But, if we leave the intake valve open just a fraction of a second longer, the momentum of that fast moving air/fuel mixture continues to force more of the mixture into the cylinder (scavenging effect) as the piston starts its compression stroke (return to top of cylinder). If we close the valve immediately after the piston finishes its downward motion, that incoming airflow abruptly stops. When the piston reaches the bottom of its intake stroke, the air/fuel is being pulled into the cylinder at a high velocity (speed). Basically, when the intake valve opens and the piston starts downward on its intake stroke, the air/fuel mixture developed in the intake is pulled into each cylinder. To keep things running smoothly, there is a direct relationship between the shape of the cam lobes and the way the engine performs at different speeds. As the camshaft spins, the lobes open and close the intake and exhaust valves in correlation with the motion of the piston. But it isn't really that hard to understand. When it comes to camshafts, and the timing thereof, a lot of guys feel that understanding it is a black magic. On all epochs, our model achieves an accuracy of 82.7%, which is only slightly lower than the inter-rater disagreement. A thorough evaluation of our method is performed on a multi-labeled dataset in which both the inter-rater variability as well as the prediction uncertainties are taken into account, leading to a new standard for the evaluation of automated sleep stage scoring algorithms. However, given the same data, two expert annotators will construct (slightly) different hypnograms due to differing interpretations of the data or individual mistakes. A common way to evaluate automated approaches to constructing hypnograms is to compare the one produced by the algorithm to an expert's hypnogram. The model mostly relies on features based on the rules from the American Academy of Sleep Medicine, which allows medical experts to gain insights into the model. 5Department of Pulmonary Medicine, Antwerp University Hospital, Antwerp, BelgiumĪ new method for automated sleep stage scoring of polysomnographies is proposed that uses a random forest approach to model feature interactions and temporal effects.4Multidisciplinary Sleep Disorders Centre, Antwerp University Hospital, Antwerp, Belgium.3Faculty of Medicine and Health Sciences, University of Antwerp, Antwerp, Belgium.2Department of Computer Science, Leuven AI, KU Leuven, Leuven, Belgium.1Onafhankelijke Software Groep (OSG bv), Micromed Group, Kontich, Belgium.Dries Van der Plas 1,2,3 * Johan Verbraecken 3,4,5 Marc Willemen 4 Wannes Meert 2 Jesse Davis 2 Masks are optional but recommended, especially for unvaccinated or immunocompromised. It was recently revived on Broadway and won a Tony Award. Giles: “This is a gorgeous story of love and loss. This highly original and theatrical Caribbean adaptation of the popular fairy tale, The Little Mermaid tells the story of one small girl who finds love in a world of prejudice. And it will be wonderful to have Mia Phillips’ directing work back on our stage.” May 5-21 Once on This Islandįrom the Tony Award-winning songwriting team of Lynn Ahrens and Stephen Flaherty (Seussical, Ragtime) comes the Olivier Award-winning Once on This Island. We believe it is crucial to program work for the very young on our MainStage, and this will serve as a brilliant introduction to live theatre. Giles: “Who hasn’t read Eric Carle’s charming stories? This show will delight audiences of all ages, particularly the youngest among us. Brown Bear, Brown Bear – now celebrating 50 years – has sold more than 18.2 million copies. The Very Hungry Caterpillar has delighted generations of readers since it was first published in 1969, selling more than 48 million copies worldwide. The production faithfully adapts four stories by author/illustrator Eric Carle: Brown Bear, Brown Bear, 10 Little Rubber Ducks, The Very Busy Spider, and of course, the star of the show – The Very Hungry Caterpillar. The critically acclaimed production of The Very Hungry Caterpillar Show, created by Jonathan Rockefeller, features a menagerie of 75 lovable puppets. Jay Briggs is one of the most respected directors in the Upstate, and I’m thrilled that he will helm this production.” March 3-12 The Very Hungry Caterpillar Show We are always trying to find stories our audiences may be slightly less familiar with and ways we can introduce new ways of storytelling. The show is written in an innovative theatrical style that will engage our audience in new and exciting ways. Giles: “I am in love with this stunning and heartfelt adaptation of Kate DiCamillo’s book. Edward starts a miraculous journey where he learns what it is to love, what it is to lose that love, and how to find the courage to love again. I’m very much looking forward to bringing this show to our stage, and I think it will be a perfect holiday treat for the whole family.” January 27-February 5 The Miraculous Journey of Edward Tulaneīased on Kate DiCamillo’s beautiful novel of the same name, Edward Tulane is the story of an expensive toy rabbit made of china who loses his way home. The show feels much more modern but retains all the great songs from the original version (with a few additions). The show was given a fresh update in 2013 in preparation for a Broadway run, and the changes are quite lovely. Giles: “While we have technically produced this show before, we haven’t produced this version. This Broadway adaptation of the classic musical features new characters, a hilarious libretto, surprising twists, and an unforgettable score from Rodgers & Hammerstein. She is one of my favorite theatre artists working today, and I can’t wait to see what she does with this piece.” November 18-December 11 RODGERS & HAMMERSTEIN’S CINDERELLA I’m also thrilled to bring Connor Vetter here to direct. This piece is an adaptation of one of my favorite picture books and features new and innovative songs. His books are beloved by children and parents alike. Giles: “I am a tremendous fan of Mo Willems’ work. Any orders over $75 ship for free!* So, it might be appropriate to consider those (other looper plugins) here as well. I also have the Lexicon PSP 42 plugin ( available here) which will hold a 9.6 second sample. And, as freeware (last updated in 2012), I don't see it getting any kind of update. I've used Mobius (an emulation of the venerable Echoplex Digital Pro hardware looper) to a certain degree, but it is unpleasantly clunkly porting/bridging a 32-bit vst into a 64-bit DAW. So, part of my hunt has always included a separate stand-alone looper plugin as well. Most of the VST plugins that we're offering (or are likely to be offered) up don't have that looper function included, even if they provide a wide array of desired effects (glitchy or not). Also worth noting here is that Microcosm has a built-in 60 second looper at its base. Firefly, on the other hand, not only uses the western format but also the western veneer. While Sci-Fi franchises like Star Trek or Star Wars were largely inspired by westerns, they stayed firmly in the Sci-Fi genre while using the basic concepts of westerns. The main piece of evidence for the sinister nature of The Alliance is the experimentation on River (which is bad enough), but I would have liked to have known more background for The Alliance: were they a totalitarian regime? were the leaders corrupt, lining their pockets and neglecting their citizens? However, I can overlook these unanswered questions because the show was cancelled after one season.įirefly’s unique blend of Western, Sci-Fi, and Asian Influencesįirefly’s blend of genres can be a double-edged sword: it’s creates a unique and interesting world, but it may be a little jarring. The characters speak Chinese (without subtitles, leaving you to draw your own conclusions about what was said… unless you speak Chinese), and The Alliance is portrayed in a negative light but without a lot of evidence to suggest why they are bad within the show. There is a lot that isn’t explained in the show about the Firefly Universe and requires additional reading, but in my opinion these are questions that likely would have been explained had there been more seasons. Oddly enough, there is a lack of aliens in Firefly despite numerous planets being colonized the closest that Firefly gets to aliens are the Reavers, which are humans that have mutated into, for all intents and purposes, brutal zombies (which are only important in two episodes and the sequel movie). The future is set up to be imperfect, but not so dark as to be off-putting: Earth has been used up, planets have been terraformed and colonized and under rule by The Alliance the closer you are to The Alliance’s Core Planets, the more advanced and civilized it is, the further out you are, the more backwater and Old West styled it is. Right: Shepherd Book reads in the Serenity dining roomįirefly has a lot of great pieces that build an interesting and unique show, and the fact that it’s so well put together in the first season of the show is impressive (as opposed to a lot of Sci-Fi shows that usually need a couple of seasons to find their niche). Left: Kaylee attends a shindig on one of the core worlds Each week, the Serenity crew takes on jobs on different planets, and each of the character’s backstories sees new light. Additionally, Mal accepted Shepherd Book (a preacher), Simon and River (two fugitive siblings on the run from The Alliance since Simon broke River out of an experimental lab), and Inara (a companion or courtesan) as a part of his crew. His crew is made up of his first mate Zoe (an old war buddy), Wash (pilot and Zoe’s husband), Kaylee (ship’s mechanic), and Jayne (a mercenary). Malcolm Reynolds (or Mal for short), captain of the Firefly class space ship Serenity, fought in that war on the losing side, and now earns a living with his crew smuggling and taking odd jobs. The Alliance placed those planets under a single government, even fighting a civil war to unite the planets. In the 26th century, Earth has been used up, prompting the human race to terraform other planets. Did I become one of the mourners of Firefly? Did I curse the sudden and inevitable betrayal from the TV executives that cancelled it? Is there no place I can be since I’ve found Serenity? Or did I not care? Either way, you can’t take the sky from me. Firefly sounds like it’s right up my alley! Due to the quarantine, I finally made my way through Firefly’s fourteen episodes. I like sci-fi I tend to like hidden gems in TV shows, movies, and video games and I always seem to gravitate towards shows that deserved sequels that they never got. Firefly was one of those shows that I heard about for years, and it’s been on my list of shows to watch (a very long list, indeed). Certainly if something has generated such passion as that, there must be something to it. The internet is filled with praise of the show and mournful cries about how it was cancelled after one season while other less deserving shows continually get renewed. Start up a conversation with a group of Sci-fi fans, and you’ll no doubt run into fans of the show Firefly. The reader learns that some time has passed. A little bit later, Grete brings another tray with rotten food that looks more appealing, so he devours it. Gregor wants to eat, but the smell of food makes him dizzy. He stands up and sees the food that has been brought to him by his sister. The second part of The Metamorphosis story starts with Gregor waking up from a deep sleep. When Gregor’s family manages to open the door, they are terrified by what they see. He still does not understand the implications of what it means to be a giant bug. Gregor thinks that he can save the situation by opening the door. Instead of sympathizing with the person who does not feel well, the chief clerk decides to accuse him of stealing money from the company. However, his speech cannot be understood by others. Gregor tries to explain that he was not feeling well. Gregor battles with his new body, when the chief clerk visits him to see why he did not use an early train to come to work. His sister, Grete, is the one who is the most preoccupied. The realization that he is still at home makes other members of his family try to enter his room and see why he missed work. He tries to reply, but he cannot recognize his own voice. Therefore, he is afraid that taking one will look suspicious.Ī quarter to seven, when the clock strikes, his mother asks him if he is going to work. The reader also learns that Gregor never took one single day off in many years. Gregor starts imagining that his boss will be outraged by Gregor’s delayed appearance. He looks at the clock and realizes that he is late. The reader can assume that Gregor is a workaholic, but a little further down, he explains that he does so for his parents and their well-being. However, he cannot do so.Įven in this horrendous situation, all he can think about is his career, which he cannot help but hate due to the need to travel constantly. He decides to sleep a little longer to avoid the problem, hoping that it will disappear. There is no explanation of why this happened to the protagonist, but he finds himself turned into a vermin overnight. He tries to get up from his bed, but he cannot do it for some unknown reason. After reading the book’s first paragraph in its original German, she shared her own translation into English. The Metamorphosis story starts with Gregor, who is a traveling salesman, waking up late for work. Franziska Kohlt, who is a Research Associate at the University of York, gave the readings at the start of this episode. She shows how popular ideas of the “kafkaesque”, as dark and claustrophobic writing, certainly have something to them, but have also obscured certain aspects of his works, such as its comedy.ĭr. Carolin Duttlinger, who is an Associate Professor of German at Oxford University and co-director of the Oxford Kafka Research Centre. Mark Harman, who is an acclaimed translator of Kafka and Professor Emeritus at Elizabethtown College, talks about the challenges and pleasures of rendering Kafka’s German into English prose. There’s a lot going on in this small story, as our experts explain. They may be the characters with human bodies, throughout the story, but they act in shockingly inhumane ways! As a result, Gregor’s becoming a bug may offer a counterintuitive form of freedom from a terribly dreary life. We also discuss Gregor’s wretched family, and their response to his metamorphosis. An insect, or a “vermin”, some kind of bug! As it turns out, the question of what he has become is even trickier to narrow down in the original German than it seems in English, so we compare several translations. It’s a famous story about one character, Gregor Samsa, transforming from a human into something decidedly not-human. This week we’re putting Franz Kafka’s slim novella, The Metamorphosis, under the microscope. |
